Definition: "The covenants, conditions and restrictions (CC&Rs) are the governing documents that dictate how the homeowners association operates and what rules the owners -- and their tenants and guests -- must obey. These legal documents might also be called the bylaws, the master deed, the houses rules or another name. These documents and rules are legally enforceable by the homeowners association, unless a specific provision conflicts with federal, state or local laws."-- http://www.realtor.com/basics/condos/ccr.asp

Authority: "The Master Developer has recorded the Master CC&Rs as Instrument No. 00999848 of the records of the Washington County, Utah Recorder. The Master CC&Rs authorize a Residential Design Review Committee (the "DRC"). It is intended that the DRC will consider and act upon all proposals or plans submitted pursuant to these Design Guidelines. The DRC is also authorized to interpret and amend these Design Guidelines in a manner consistent with section 1.2.

In addition, the Master CC&Rs set limits on the use of the property within Sienna Hills common areas and provide mechanisms for long-term maintenance of all common areas. The Master CC&Rs and these Design Guidelines are binding upon all Owners of property in the community and should be consulted prior to any intended construction, reconstruction or modification to any improvement in Sienna Hills.
